Innovative Multi-Unit Residential Building Concept Proposed for Vancouver Designed to Meet the International Passive House Standard
A team of building design experts led by KOKA architecture + design inc. and Marken Design + Consulting have designed an ultra-energy efficient and adaptable mixed-use residential building concept that can be swiftly constructed using prefabricated construction techniques.
The four- to six-storey concept focuses on contemporary residential buildings aiming to meet the international Passive House Energy Standard with a reduced ecological footprint while providing greater indoor comfort. “The goal with this European-inspired concept is to deliver healthier, energy efficient, and low maintenance buildings with quicker construction times for comparable costs to conventional energy inefficient buildings,” notes Architect Joseph Kardum, a Principal with KOKA architecture + design inc. “The residential market is not just about selling homes with glossy kitchens and bathrooms anymore, Canadian consumers have increasingly shown interest in purchasing healthier products, and the next frontier will be their homes now that cost effective building technologies are available. Over the next 5 years we think that this method of construction will be considered the baseline standard for all residential buildings in our region.”
With a goal of promoting urban sustainability, Vancouver City Council has also recently updated policy fostering the design and construction of Passive House buildings, recognizing their ability to reduce greenhouse gas emissions by up to 90% compared to conventional residential buildings. “In response to Vancouver’s Green City Action Plan, we’ve assembled a knowledgeable consultant team to study the various aspects of bringing this proven European design technology to Canada and adapt it to our own building codes, zoning by-laws, and climate. The flexible design is well suited for affordable market housing and social housing,” highlights Alexander Maurer, Principal of Marken Design + Consulting. Elements such as passive solar design, triple pane windows, heat recovery ventilation for every suite, energy efficient appliances, and healthier eco-friendly materials are just a few of the sustainable features incorporated into this innovative design approach.
The Passive House Energy standard originated in Germany in the late 1980s and is fast becoming the world standard in green, sustainable building techniques. It is estimated there are over 50,000 passive house buildings around the world and about 2,000 in North America.
